It's actually really simple, by living downtown, you will probably be at walking distance from everything you need, grocery stores, malls, bars, megastores, anything you need. And also, chances is you'll be really close to metro stations (where it applies) which means no much worries on getting to other sides of town.
As for the downside, well, downtown is commonly less safe than other parts of the city like the outskirts/suburbs, and another downside, well, it comes by having a vehicle, which you may not take out much for the excesive amount of traffic.
But still, I think the advantages of living downtown are way more than the negatives.

Downtown includes the avenues. Literally a venue for showcasing things in the community. Part of the attraction of living downtown is the venue it provides to showcase what the community has that's interesting and attractive. Retail, commercial, architecture, public spaces and buildings, and just basically cool things. The things that make "My Town" special to its' residents.

You are in the center of the world when living downtown. All the best restaurants, bars, opposite sex, shops, and everything else any city dweller would want. The advantages of high rise living is also no need for a car. City transportation is all around and everything your daily needs are right around the corner. All the "extras" of suburbia are no where to be seen, No yard to mow, no house to maintain. Just free time to enjoy life.

Just today I renewed my apartment lease downtown for 12 months. I like being walking distance to bars & restaurants. No excuse not to get out and meet people/friends & no parking headaches or drunk driving worries. I love that the whole city is "close" when you live downtown. You can get south or to the Arboretum in 15 minutes. Walking distance to Town Lake too! Love it.
